Will building regulations affect my roof?

The UK government is doing what it can to ensure that all buildings are as energy efficient as possible and the section of the Building Regulations that is concerned with the energy efficiency of your roof is Part L.

Building Regulations usually only apply only to new buildings, however in the case of roof renovation projects Part L will apply if 25% or more of a roof’s area is being refurbished.

Part L of the Building Regulations focuses on the energy efficiency of buildings and will include regulations that affect your roof, such as insulation, which aims to cut down the amount of fuel used to heat your home. Therefore the insulation of the whole roof will need to be brought up to the rigorous standards that apply to new buildings.

In empty loft spaces this is usually achieved by applying mineral wool between the floor joists. However if you intend to use the loft as a living space, then insulation will need to be applied directly under the roof tiles.

Your roofing contractor will be able to give you the best advice on building regulations and whether they apply to your roof renovation project.
