How much will it cost to repair a leaking roof?

How much it costs to repair roof leaks depends on what they are caused by.  Here are the top causes:

There are many causes for roof leaks, and how much the repair costs will depend on how complicated the problem is to solve.  Here are our top reasons for roofs to leak, arranged in our estimate of the cost to repair the problem (cheapest first)

1. Cracked or missing tiles
2. Blocked guttering
3. Moss and vegetation build-up
4. Rotting underlay at the roof perimeter
5. Aged and cracked flashing
6. Cracked mortar
7. Rotting underlay

Rotting underlay and problems with flashing are likely to occur in older roofs and may be an indication that you need to consider a whole new roof.  We reckon that a good roof should last between 50 – 60 years, so if your roof is reaching that age and you are starting to get leaks, it is probably better in the long run to bite the bullet and ask about the cost of a completely new roof.
