How Do I Know If I Need Planning Consent?

When constructing a self build home, it is imperative to make sure that you have planning consent prior to actually beginning construction. Of course, we all know that we need planning permissions when constructing a home from the ground up, but what happens if we are simply planning a self build loft conversion or a self build roof to accommodate solar panels?

Advice from the UK Planning Portal

According the UK government planning portal online, it is suggested that you contact a certified/authorized installer prior to doing any self build work, even if you have the kit or materials on hand. You must be in compliance with all rules and regulations which means that you need to understand what they are.

When the Need for Planning Consent is Borderline

For example, most of us aren’t aware of just where the boundaries are drawn. Sometimes the construction you are about to commence will need a planning consent and other times it won’t. Then there are those times when the installation or construction you are embarking on is border line. A good example of this would be when repairing a roof or installing solar panels.

When Adding Significant Weight or Structural Changes

The weight the roof can withstand is in question here so the planning portal suggests that you have a thorough inspection prior to beginning. As well, if the area of the roof you are going to work on is less than 25% of the area, chances are you won’t need planning permissions unless there will be major construction to the actual structure.

Consult with a Master Builder

When looking for permissions on house planning, whether you are talking about self build from the ground up or an extension or conversion, it is always in your best interest to consult with a master builder who can best advise you what permissions you will need and if a certified/accredited master builder would be needed. If so, My Redlands Roof has references for builders and roofers in your area who are approved.

Some of them are accredited by the Federation of Master Builders Master Bond and/or the National Federation of Roofing Contractors. If you are also looking into planning permissions for a solar power roofing installation then the roofers you talked to mush be MCS certified. If you are simply unsure what you need, take the time to check out My Redlands Roof’s extensive list of builders.
